Match the support to your situation.

This page maps the situations Southern California sellers actually find themselves in to the tools and support that may fit each one. Nothing here is a package, a price, or a pitch. Start where you are, and take what you need.

Just testing the market?

Get a straight answer Request My Home Value Review

Who this fits

Homeowners who want a read on value before they commit to any path. No paperwork, no contract, no obligation.

What usually helps

A straight conversation about what your home is likely worth, how buyers are behaving in your area, and what each selling path would actually look like.

Good to know

Market value and listing price are different numbers. Knowing both before you choose keeps every option open.

Selling it yourself, but wishing you had better tools?

Explore the toolbox

Who this fits

Sellers already doing the work who would rather not reinvent the process from scratch.

What usually helps

The FSBO.com platform: professional listing tools, seller checklists, documentation guidance, and education that gives you structure while you stay in charge.

Good to know

Selling by owner does not mean doing every part of the sale yourself. The platform handles the heavy structure; you run the sale.

Already on Zillow, but want broader exposure?

Talk exposure

Who this fits

Sellers whose for-sale-by-owner posting is live but quiet, and who want more buyers to actually see the home.

What usually helps

Listing distribution and syndication that carries your property to the sites buyers actually search, in addition to the ones you already posted.

Good to know

Buyers shop across platforms. A single posting is a start; broad distribution is the payoff.

Want MLS exposure while remaining in control?

How MLS placements work

Who this fits

Sellers ready for agent-facing exposure who do not want to hand the sale over to someone else.

What usually helps

A placement on the MLS (CRMLS in Southern California) with terms you choose, including how buyer agents are compensated for bringing a buyer.

Good to know

An MLS listing and a traditional exclusive listing are not the same thing. You can get the database exposure without signing away control of your sale.

Received an offer and aren’t sure how to evaluate or negotiate it?

Read PACT in plain English

Who this fits

Sellers with an offer in hand and real questions about price, terms, contingencies, and timing.

What usually helps

PACT to organize and compare offers side by side, plus a professional read on which terms carry real weight and which are worth negotiating.

Good to know

The highest price is not always the best offer. Deposit, financing strength, contingencies, seller credits, and closing dates all shift the true value.

Want more professional help, without a traditional listing?

Talk to Rob

Who this fits

Sellers who want guidance, review, and a second set of experienced eyes, while keeping the sale in their own hands.

What usually helps

A conversation about the specific help that matters to you: offer review, negotiation strategy, disclosures, buyer coordination, and knowing what comes next.

Good to know

More help does not have to mean a full-service exclusive listing. Rob is available at exactly the level you want, and that can change anytime.

02 One Continuum

    Professional help

Most sellers do not stay at one stop for the whole journey, and they do not need to. The value of understanding the whole continuum is simply this: you always know what your next step could be, and you never need to take it alone.

03 Still Deciding

Your situation is a conversation, not a category.

Tell Rob where you are and what you are weighing. He will walk it through with you, point you to the tools that help, and leave the choice exactly where it belongs: with you.
