PACT explained: the offer toolkit for buyers and sellers

PACT, Purchase Agreement Creator Technology, is the offer and negotiation toolkit inside the FSBO.com platform. This article explains what it does for a seller, what it deliberately does not do, and where you should still get a human in the room.

Selling by owner usually does not fail at the listing stage. It fails at the offer stage, when texts, emails, and spreadsheet tabs start competing with a fast-moving negotiation. PACT exists to give that stage the same structure the rest of the platform gives the listing.

This is the part I see FSBO sellers get wrong most often, comparing only the headline number. Once the terms are side by side, the second-highest price can turn out to be the best deal, and the highest can reveal a financing plan that will never close.

Counteroffers, requests, and concessions generate a lot of moving parts, and the parts move fast. PACT preserves the negotiation history, so the final terms can be traced back to every step that produced them.

Preserved history is protection. When a buyer’s team remembers a term differently than you do, the record settles it without a heated phone call. When you ask for best-and-final rounds, you can compare the final rounds against the originals, fairly and completely.

PACT is not the purchase contract. It is a technology that produces a Memorandum of Understanding summarizing the negotiated terms, so a separate purchase contract can be prepared from an agreement both sides actually understand. The contract itself is a legal document, and human or professional review of it matters, every single time.

Think of it this way: PACT gets you to a clear, documented agreement with a buyer. The final paperwork should still pass through careful eyes, ideally with a professional reading it with your interests in mind.
